Your Leaside Plumbers
Leaside is a quiet, tree-lined neighbourhood in midtown Toronto. Most homes were built between the late 1930s and the 1950s, a mix of two-storey detached houses, bungalows, and semis, and many have since gained a second storey or been replaced with new custom homes. That mix shapes the calls we get here: original clay or cast iron drain lines on the older properties, mature street and yard trees whose roots find their way into sewer lines, and new plumbing for additions, basement finishing and rebuilds.
Homeowners in Leaside may also be eligible for the City of Toronto’s Basement Flooding Protection Subsidy, which can cover up to 80% of eligible work on things like backwater valves and sump pumps, to a lifetime maximum of $6,650 per property. We can handle the permits and paperwork.

Common Issues
Plumbing Problems We Run Into Most in Leaside

Tree Roots & Aging Drain Lines
With so many mature trees in Leaside, roots often cause slow drains and repeat clogs, especially where older clay or cast iron pipes have shifted or cracked joints. A camera inspection shows whether roots, a crack or a sag is behind it, so the fix matches the actual problem.

Basement Water Concerns in Older Homes
A finished basement makes a wet floor or a sewer backup costly. If you have had water trouble, or just want peace of mind in an older home, a sump pump or backwater valve is worth discussing, and the City’s subsidy may offset part of the cost.

Plumbing for Additions, Renovations & Rebuilds
Second-storey additions and full rebuilds are a growing trend in Leaside. We handle rough-in plumbing, new fixtures and service upgrades, and we work around your contractor’s schedule so plumbing does not hold up the project.

Weak Water Pressure from Older Supply Lines
Mineral buildup and corrosion inside older pipes can choke flow to the taps and shower. We trace where the restriction starts and restore steady pressure to every fixture in the house.

FAQ
Frequently Asked Questions
My drains keep slowing down, and there is a big maple in my front yard. Could tree roots be the problem?
It is a common cause, particularly in older homes with clay or cast iron sewer lines. Roots slip into joints and small cracks looking for moisture, then grow until they restrict the pipe. A drain camera inspection will show whether roots are present and how much damage they have caused. Hydro jetting can clear the roots, and if the pipe is cracked or has shifted, we will explain the repair options before starting.
We are tearing down and rebuilding our Leaside home. Do we need new water and sewer connections?
It depends on how much of the house comes down. The City of Toronto requires new water and sewer connections when more than 50% of the first-storey exterior walls are demolished, whether or not they are replaced. In some cases, an existing residential connection can be reused, but it must meet current City standards: for the sewer connection, that means PVC or better, free of structural defects and with no record of backups, and the City inspects it with a camera. The work on private property is the owner’s responsibility, so it helps to have the existing line inspected early and to confirm the details with the City ([email protected]) before your plans are final.
Can I add a bathroom to the basement of my older Leaside bungalow?
Often, yes, but it needs a plumbing permit from the City of Toronto, which covers new fixtures and basement bathrooms. The main technical question is whether the new fixtures sit above or below the point where your main drain leaves the house. If they are above it, the bathroom can usually drain by gravity. If they are below it, a sewage ejector pump is needed, and that also falls under the City’s permit. A licensed plumber should check your drain height before the layout is finalized.
I am buying a home in Leaside. Is it worth having the sewer line inspected before closing?
For a home built decades ago, it is a sensible step. A camera inspection is a low-cost way to check for cracks, sags, root intrusion or past repairs in a line you cannot see. Our camera inspections start at $99, and knowing the condition of the line before you buy puts you in a better position to negotiate or plan repairs.
