DRAIN RESCUE PLUMBERS’ CLIENTS

Your Sunnylea Plumbers

Sunnylea is a leafy, low-density part of south Etobicoke, running between the Humber River and Mimico Creek. Most homes are detached houses from the 1940s and 1950s, including bungalows, split-levels, and two-storeys, on tree-lined streets such as Prince Edward Drive and Thompson Avenue. As homes age, they often bring a familiar set of calls: original drain lines that have had decades to wear, supply pipes that have lost pressure over time, and basements that need protection during heavy rain. Our Etobicoke office is close by, so the crew that answers your call is already local.

Sunnylea homeowners may also qualify for the City of Toronto’s Basement Flooding Protection Subsidy, which can cover up to 80% of eligible flood-protection work, to a lifetime maximum of $6,650 per property. We can help with the permits and paperwork.

Common Issues

What Sunnylea Homeowners Call Us About Most

Aging Drain Lines Under Mid-Century Bungalows

Drain pipes in homes from the 1940s and 1950s have carried wastewater for most of a century. Over that time, they can crack, sag or clog repeatedly. A camera inspection shows the line's condition, so any repair is based on what is actually down there.

Floor Drains Backing Up After Heavy Rain

When the basement floor drain gurgles or water rises during a downpour, the line is telling you something. We find out whether the cause is a blockage in your own pipe or a lack of protection against backflow, then recommend the fix, from clearing the line to a backwater valve or sump pump.

Old Supply Lines and Low Water Pressure

Galvanized or mixed-metal water lines in older houses can corrode and narrow inside, which shows up as a weak shower or slow-filling taps. We locate the restriction and restore steady flow throughout the house.

Slow Drains and Tired Fixtures in Older Bathrooms & Kitchens

Original sinks, tubs and toilets in long-established homes are often behind stubborn clogs, drips and running toilets. We clear the blockage, repair or replace the worn part, and leave the area clean.

FAQ

Frequently Asked Questions

The floor drain in my basement gurgles or backs up. Is the problem in my pipes or in the City sewer?

It could be either, and a camera inspection is the quickest way to tell. If the blockage sits in the pipe that runs from your house to the property line, it is generally the homeowner’s responsibility. If the camera shows your line is clear, the issue may be further along in the City’s main, and it is worth reporting to the City. Either way, avoid running water into the drains until you sort out the backup.

Yes. The City’s bylaw requires downspouts to be disconnected from the sewer system, and the same disconnection is a condition of the basement flooding subsidy. The work itself is not subsidized, though. If a disconnection is not practical for your property, the City has an exemption process, so check the details with them before you start.

Not necessarily. A camera inspection pinpoints where the damage is and how far it extends. Depending on the condition and layout of the pipe, a trenchless repair may avoid tearing up much of the floor, while other cases call for opening a section of the slab. We explain both options and what each involves before any work begins.

In some older homes, the foundation drain (weeping tile) was tied into the sewer, which can add strain during heavy rain. A plumber can confirm how yours is connected. Severing and capping it is one of the upgrades the City’s subsidy program can help cover, and we can walk you through the paperwork.
